Imagine working hard every day but still struggling to afford a home close to where you work or where your kids go to school. This is the reality for a growing number of families in the Indianapolis area. Rising home prices, higher mortgage rates, and a growing housing shortage are putting homeownership further out of reach for many Hoosiers—and the consequences affect us all.
A key measure of housing accessibility is the affordability index, which calculates the relationship between median home prices, mortgage rates, and median household income. When the affordability index rises, it signals that housing is becoming less affordable. For Indianapolis, this index paints a troubling picture. According to the Common Sense Institute, Indiana saw an affordability index jump of 61% since 2020—indicating a growing distance between many Hoosier households and home ownership.
This isn’t just about numbers; the affordability index also reflects the health and future of a community. High housing costs push middle-class families away, eroding the sense of community that thrives when neighbors live, work, and grow together. When housing becomes unattainable, schools, local businesses, and public services all suffer, creating a ripple effect that weakens the entire region.
The situation is only expected to get worse. Current homebuilding trends fall far short of demand. By 2028, the Indianapolis area could face a housing deficit of up to 69,500 units. What does that mean for our communities? More long-term rental instead of building equity, fewer neighbors investing in their local schools and parks, and an overall decline in the stability and connection that makes communities thrive.
But it doesn’t have to be this way. By prioritizing achievable housing solutions, we can ensure that nurses, teachers, construction workers, and other essential employees have homes they can afford within a reasonable distance from their jobs. This isn’t just about economics—it’s about creating a region where people want to live, work, and stay.
